The headline stats above count only the 56 cases filed inside the calendar week, so you can check them against the clerk's case search by filing date. The delivered file carries all 59, with the 3 stragglers included and labeled: they are real estates, they were simply published in a clerk file inside this window.
Seven sampled rows from that pull were looked up by case number in the clerk's own case search and compared against the court record. All seven existed, all seven were open, and every case number, filing date, case type and decedent identity agreed with what we delivered. 6 rows of the current week are flagged for the same audit before its first delivery; the result is published here either way.
Two things, and we are publishing both.
Generational suffixes were being dropped. The court lists one decedent as FIELDS, NAPOLEON , JR. We were delivering Napoleon Fields. Same person, but the suffix was gone, and the fault was ours rather than the county's. Every row now carries a case_style field holding the clerk's own case title word for word, which is also the exact string the county's search displays, so verifying a row is a straight comparison.
Some weeks, a decedent address in ten is not in Florida. In the July 21 to 28 pull, 6 of 61 addresses of record were in Ohio, New York, North Carolina, Michigan, Illinois and New Jersey; in the current week, 1 of 59 are out of state. That is not an error either way. The address is the decedent's address of record as stated in the filing, and people sometimes die elsewhere while their estate is administered here. If you are working Hillsborough property specifically, you should know that before you buy, not after.
Measured on the 56 cases filed in the week above. Vendors rarely publish this. It is the fastest way for you to judge whether the feed is worth anything before you pay for it.

The county's probate filings also contain guardianships, guardian advocate cases, risk protection orders and wills lodged for safekeeping. Every one of those concerns a living person. They are removed before the feed is built. You will never receive a guardianship of a minor dressed up as an estate lead.
We also discard contact matches marked deceased. The contact search runs against the property address, so the strongest match is frequently the decedent. Those rows arrive with an empty phone column and a flag explaining why, rather than with a dead person's number in it.

How fresh is this, really? The clerk publishes filing files daily. We compile the calendar week and post it every Monday, so the file covers the week that ended the day before. Your first file is in your portal within 1 business day of subscribing.
What exactly arrives? An email telling you the week's file is ready, and the file itself in your subscriber portal: a CSV with the fields exactly as listed in section 04, the county quality card for that week, and the First-30-Days playbook. We send the notice, not an attachment, so what you download is always the current version.
Can I check the data before paying? That is the intended use. The five rows in section 02 are real. The audit and both of its findings are published above, and every delivered row links to its docket entry in the county's own records.
What happens after the four weeks? Nothing switches over: this is a $199 per month subscription from the first charge, and your first month is what we call the pilot. Your rate is locked at the founding price for as long as you stay subscribed, and we email you 7 days before every charge. Cancel anytime from your portal or with one reply. What if a week is thin? You get the file anyway and the quality card says so. Some weeks the county files few qualifying cases. We deliver what the county filed, not a quota.
Do you remove numbers on the Do Not Call registry? No. They arrive labeled, with litigator status, and the compliance decision stays yours. Removing them would misstate how many callable leads you have.
Can I use this to screen tenants or employees? No. This is public-record data sold for marketing use only. It may not be used to decide who gets credit, a job, insurance, or a tenancy. Those decisions are governed by the Fair Credit Reporting Act, and this is not a consumer report.
